Why Architects Choose Meraki
Working with the wrong GC is the fastest way to lose a client. Substitutions happen without notice. Shop drawings go unreviewed. Schedules slip. At Meraki, we work differently — because we built this company specifically for the design community.
We protect your design intent.
We don’t make substitutions without written approval from the architect of record. If a specified product has a 14-week lead time, we tell you on day one — not week ten. Every deviation from the design documents is documented and submitted as a formal change order.
We communicate in your language.
Our project managers read construction documents and understand design intent. We attend pre-construction coordination meetings with your consultants, submit RFIs on schedule, and flag constructability issues before they become field problems.
We handle the NYC complexity.
Co-op alteration agreements. DOB permit filings. Landmark Preservation Commission submissions. Con Edison disconnects. Building management coordination. We’ve navigated all of it across Manhattan, Brooklyn, and Northern NJ — so you don’t have to manage it for your clients.
We have BIM coordination capability.
For larger commercial projects and complex residential gut renovations, we offer 4D BIM coordination to eliminate trade stacking and reduce field conflicts before construction begins. This is rare for a GC at our scale — and it protects your schedule.
Our Process: From Design Handoff to Final Punchlist
We built our process around the architect’s workflow, not the other way around.
1. Pre-Construction Review (2 weeks before mobilization)
We review 100% of the construction documents and generate a full RFI log before breaking ground. You get a clear picture of what’s resolved, what’s pending, and what needs a design decision before we can proceed.
2. Permit Filing
We handle all NYC DOB filings, co-op/condo alteration agreement submissions, and required sign-offs. We work directly with your expeditor or bring our own. Lead times are tracked and communicated to you before they affect the schedule.
3. Trade Coordination & Site Supervision
Our superintendent is on-site full-time for complex projects. All subcontractors are vetted and carry the required insurance. Weekly progress reports go to the architect of record and owner simultaneously.
4. Change Order Management
Every field condition, scope change, and owner-directed modification is documented in writing and submitted for approval before work proceeds. No surprises on the final invoice.
5. Punchlist & Closeout
We walk the punchlist with the architect before notifying the owner. Closeout packages include all warranties, as-built drawings, operating manuals, and permit sign-off documentation.
Project Types We Work On With Design Professionals
- Full apartment gut renovations — Manhattan co-ops and condos, pre-war and new construction
- High-end kitchen and bathroom renovations — specification-driven, custom millwork
- Commercial tenant improvements — retail, professional office, hospitality
- Design-build — for architects and designers who want a single point of accountability
- Historic and landmark renovations — LPC filings, period-appropriate materials, structural sensitivity
Our typical project budget ranges from $150,000 to $2M+. We are not the right GC for small handyman jobs — we specialize in projects where design quality matters and field execution is non-negotiable.
What Architects Tell Us
“Meraki is the first GC in New York that actually reads the drawings before the first site meeting. That alone puts them in a different category.”
— Interior designer, Upper West Side renovation
“They protected my design vision on a landmarked Tribeca loft — down to the custom plaster profile we specified. I’ve never worked with a GC that understood why the details mattered.”
— Architect, Manhattan residential
“The change order process is transparent and fast. I’ve worked with GCs who use change orders as profit centers. Meraki uses them as documentation. That’s the difference.”
— Interior designer, Brooklyn townhouse renovation

Frequently Asked Questions
Q: Do you work with architects on residential projects in co-op buildings?
A: Yes. We have extensive experience with NYC co-op alteration agreements, including buildings with restrictive work rules, board approval requirements, and limited working hours. We prepare the alteration agreement package, coordinate with the building’s property manager, and handle all required sign-offs.
Q: What is your typical project timeline for a full apartment renovation?
A: A full gut renovation of a 2-3 bedroom Manhattan apartment typically runs 4–7 months from permit issuance, depending on complexity, custom material lead times, and building access restrictions. We provide a detailed milestone schedule at the start of pre-construction.
Q: How do you handle design substitutions when a specified product is unavailable?
A: We do not make substitutions without written approval from the architect of record. If a specified product is unavailable or has an unacceptable lead time, we submit a formal substitution request with equal-or-better alternatives for your review. You make the call — not us.
Q: Are you licensed and insured to work in New York City?
A: Yes. Meraki Remodeling by MyHome is a licensed general contractor in New York State. We carry general liability insurance, workers’ compensation, and all required NYC DOB licensing. Certificates of insurance are available upon request in any required format.
Q: Do you work in New Jersey as well as New York City?
A: Yes. We work throughout Northern New Jersey, including Bergen, Essex, Hudson, and Union counties. We have experience with NJ building department requirements and work closely with architects and designers on both sides of the river.
Q: What makes you different from other NYC general contractors?
A: We built Meraki specifically to serve the design professional community. Our systems — from how we review construction documents to how we write change orders to how we document closeout — are designed around the architect’s workflow. We are not a volume GC. We take a limited number of projects per year to maintain quality.
Q: How do I get started working with Meraki?
A: Contact us through the form below or call 212-470-6906. We’ll schedule a 30-minute call to learn about your practice, your typical project types, and how we might work together. No obligation.
